Derek Mannelin

Derek Mannelin's finance background has been successfully applied to all aspects of multifamily finance, development, construction, and asset management over the past 28 years. Immediately following undergraduate education, he performed financial feasibility analysis on multifamily developments for a west coast full-service multifamily development company. In 1993, Derek was promoted to Vice President of Construction and transitioned into operating at the helm of its Construction division. While under Derek's leadership this division's capacity grew from $13MM in annual construction produced to over $57MM.

During this escalation, Derek steered the division into active Development roles as well, working with A&E firms, Lenders, and outside Investors from Land and Sales Agreements to permit-ready Construction Documents and Closings. In his career, Derek has delivered over 70 communities, totaling over 8,000 units. This portfolio of $764MM+ in development has included tax credit, tax exempt bonds, HOME, HUD 202, HUD 811, HUD 221(d)(4), CDBG, TCAP, USDA, ARRA, and Conventional financing structures. Derek's executive oversight of operations and property management has also delivered exceptional asset management services and ongoing regulatory compliance achievement.

Karen Coffey serves as Chief Financial Officer, where she has quickly established herself as a transformative and trusted leader within the organization. In a short period of time, she has elevated financial systems, strengthened accounting practices, and driven meaningful improvements in overall performance. Known for her strategic mindset and attention to detail, Karen has played a key role in enhancing internal controls and improving the way financial data is tracked, analyzed, and reported across multiple markets.

She has also been instrumental in building and refining the infrastructure needed to support operational growth, including developing processes that ensure compliance, accuracy, and efficiency across teams. Under her leadership, financial reporting cycles have been streamlined and brought fully up to date, providing leadership with timely, reliable insights to inform decision-making. Karen is equally skilled at fostering strong external partnerships, ensuring financial stability and continuity through periods of change.

Brian Gerritz is a highly accomplished construction executive, entrepreneur, and real estate developer with over 27 years of industry leadership. As President and Co-Founder of Pavilion Construction, Gerritz has built a distinguished career centered on the construction and execution of high-density residential and multifamily communities throughout the Western United States. Under his strategic guidance, Pavilion Construction has expanded its operational footprint to cover twelve states — driven by regional hubs in Oregon, Nevada, New Mexico, and Texas — and has successfully delivered over 200 major projects. A recognized leader in the affordable housing sector, his firms have over 110 dedicated affordable housing developments in partnership with 25 housing authorities nationwide, including major public-private initiatives. The total value of assets he has constructed exceeds $1.2B.

Gerritz's professional success is backed by a National Standard General Building Contractor Certificate and a Bachelor of Science in Mathematics, which together inform his disciplined approach to value engineering, estimating, and pre-construction planning. Pavilion's teams regularly navigate complex regulatory and financing landscapes — including LIHTC, HUD, Section 3, and RAD funding — while consistently achieving rigorous environmental benchmarks such as LEED Platinum and Enterprise Green Communities standards.

Beyond his commercial achievements, Gerritz is deeply committed to civic stewardship and academic mentorship. He serves on the Linfield University Board of Trustees, the Linfield School of Business Advisory Council, and various educational and regional sports boards, blending executive strategy with community engagement to build both high-quality physical infrastructure and resilient local communities.

Raised around the construction industry, he brings a deep, hands-on understanding of how projects come together in the field, paired with a strong appreciation for the structure and discipline required at the corporate level.

In his role, Adam excels at fostering clear communication, seamless coordination, and alignment across teams, ensuring that Pavilion's standards are consistently upheld from planning through execution. His ability to connect people, processes, and priorities plays a key role in driving efficiency, maintaining quality, and supporting the successful delivery of projects throughout the region.

Andrew Guess serves as General Counsel for Tirol Housing and Pavilion Construction, providing strategic legal guidance across corporate, construction, and development matters. With a background spanning both law and construction, he brings a practical, solutions-oriented approach to risk management and decision-making.

Prior to his in-house role, Andrew practiced at several respected law firms, advising on litigation, compliance, and complex legal issues. He began his career as a project engineer, giving him valuable firsthand insight into construction operations that continues to inform his legal perspective today. Andrew holds a Juris Doctor from University of California College of the Law San Francisco and a master's degree in Construction Management from California State University East Bay. He is known for his collaborative approach, sound judgment, and ability to align legal strategy with business goals.

A recent graduate of the University of Southern California with a degree in Real Estate Development, she brings a strong analytical foundation and a thoughtful, detail-oriented approach to her work.

Danika focuses on evaluating development assumptions, preparing pro formas, and supporting funding strategies for affordable housing projects, including those utilizing Low-Income Housing Tax Credit (LIHTC) financing. She contributes to early-stage planning by conducting market analysis and financial evaluations, helping ensure alignment between project design, cost, and funding structures. Her work plays a key role in advancing projects from concept through feasibility with clarity and precision.

Jonas Hunter supports Tirol Housing's development pipeline across underwriting, market analysis, and entitlement coordination. A recent graduate of the University of Utah with a Master of Real Estate Development, he brings a rigorous analytical foundation and a disciplined, detail-oriented approach to every stage of the development process.

Jonas prepares pro formas and underwriting models, evaluates submarket fundamentals and comparable performance, and tracks entitlement and permitting workstreams alongside municipal partners and consultants. He also assists in assembling funding applications for affordable housing projects, including those financed with Low-Income Housing Tax Credits (LIHTC). Working closely with the construction team, Jonas helps drive projects forward on schedule — coordinating between development and the field to keep assumptions, budgets, and timelines aligned as communities advance from concept through delivery.
